New Client Registration

In order to submit service requests via this website, you must first contact the owner of this website to request permission to submit new search requests via the ‘Title Search Request’ form. During the registration process, you are required to provide certain information (such as name and email address). This information is used to contact you about the products/services on our site in which you have expressed interest.

Title Search Orders

We request information from you on our ‘Title Search Request’ form. To order a search from us, you must provide contact information (e.g. name and email address) and search request information (e.g. searched party name and property address). This information is used for billing purposes and to fill your orders. If we have trouble processing an order, we’ll use this information to contact you.

Any documents uploaded to the website through our ‘Title Search Request’ form are delivered to us through a secure portal and will not be shared with any other third party except as necessary to fulfill your title search request. Please redact any personal information (such as social security numbers or driver’s license numbers) prior to uploading documents. Visitors to the website are not able to view or download any information submitted or documents uploaded through the ‘Title Search Request’ form.

Any and all rates and fees are subject to change from time to time and at our sole discretion.

Security

We take your privacy and security seriously and take precautions to protect your information. When you submit sensitive information via the website, your information is protected both online and offline. 

Wherever we collect sensitive information (such data related to a title search request), that information is encrypted and transmitted to us in a secure way. You can verify this by looking for the SSL encryption lock icon in the address bar and looking for “https” at the beginning of the address of the web page.

While we use encryption to protect sensitive information transmitted online, we also protect your information offline. Only those persons who need the information to perform a specific job function are granted access to personally identifiable information. Search Reports generated by Title Sleuth, LLC contain information appearing in official public records, available at the time of examination and recorded within the bounds of the dates searched as noted in the Report. Reports exclude any defects, liens, encumbrances, adverse claims or other matters as a result of or caused by computer error, program error, or indexing error when searching any county, state, or public agency record system. Reports may not contain information affecting real property that was improperly indexed due to, but not limited to, alternate spelling of an owner’s name and/or an incorrect legal description. Reports may not contain information affecting real property that was improperly indexed due to the use of a person or entity’s nickname, non-legal name, or non-official name. Title Sleuth, LLC does not make any representation or warranty concerning the accuracy or completeness of any public records. Reports do not set forth or imply any opinion, certification, warranty, guarantee, insurance, or any other similar assurance as to the status of title to any property. Title Search Reports do not constitute a title insurance policy nor are they a commitment for title insurance. Title Searches, Search Reports, and all other work product generated by Title Sleuth, LLC excepts any state of facts that an accurate survey and inspection of the land would show.

A Report Summary is only one part of a Report. A Report includes documents, plats, and various other instruments. Upon accepting delivery of a Report from Title Sleuth, LLC, the attorney for whom it was prepared agrees to thoroughly assess and review the entirety of the Report, including every index, database, and item contained within, referenced within, attached to, or delivered with the Search Report, including any and all indexes, databases, and items that may or may not be referenced on the Search Report Summary. 

Any liability for any loss incurred by the Client or any third party as a result of a Title Search or related services performed by Title Sleuth, LLC by reason of negligence, error, or omission must not exceed the maximum amount as specified, limited, or permitted by the Title Sleuth, LLC’s professional liability insurance policy coverage allowance at the time of said claim of liability. Furthermore, any liability for any loss incurred by the Client or any third party as a result of work performed by Title Sleuth, LLC by reason of negligence, error, or omission must not exceed the maximum amount as specified, limited, or permitted by any applicable statute, regulation, or ordinance.

Special Projects

A Special Project is any work performed by Title Sleuth, LLC, except for the following specific Title Searches as described on the Services page of the Title Sleuth, LLC website: Full 30-Year Title Search, Prior Policy Update/Tack Title Search, Limited Title Search, Bringdown/Gap Title Search, and Current Owner Title Search. A SPECIAL PROJECT IS FOR INFORMATIONAL PURPOSES ONLY AND MAY NOT BE USED OR RELIED UPON FOR ANY LEGAL REASON OR BASIS. A Special Project is solely for the benefit of the Client for whom it was prepared and is not to be relied upon or used in any manner by any other person or entity.

A Special Project is NOT a Title Search. The information discovered and/or presented to the Client before, during, or after the completion of a Special Project is NOT to be construed as a legal Title Search under the laws of any jurisdiction, nor will said information be a certification or opinion of title, nor will said information imply marketability of title. A Special Project is not a title insurance policy nor is it a commitment for title insurance. Title Sleuth, LLC does not set forth or imply any opinion, warranty, guarantee, insurance, or other similar assurance as to the status of title to any property. TITLE SLEUTH, LLC DOES NOT MAKE ANY REPRESENTATION OR WARRANTY CONCERNING THE ACCURACY OR COMPLETENESS OF ANY INFORMATION UNCOVERED, PRESENTED, OR DELIVERED TO THE CLIENT AS PART OF ANY SPECIAL PROJECT.

LIMITATION OF LIABILITY FOR SPECIAL PROJECTS. A Special Project is solely for the benefit of the Client for whom it was prepared and is not to be relied upon or used in any manner by any other person or entity. The Client agrees, to the fullest extent permitted by law, to limit the liability of Title Sleuth, LLC to the Client for any and all claims, losses, costs, expenses, or damages of any nature whatsoever, including attorney costs and court costs, from any cause or causes, so that the total aggregate liability of Title Sleuth, LLC to the Client shall not exceed the fee paid by the Client to Title Sleuth, LLC for the Special Project. It is intended that this limitation apply to any and all liability or causes of action however alleged or arising, unless otherwise specifically prohibited by law.

All Special Projects require written prior approval from Title Sleuth, LLC.
